CONSTRUCTION MANAGEMENT DELIVERY METHODS

Competitive Bid-Multiple Prime™

Many refer to this delivery type as Construction Management-Multiple Prime (CMMP).

Since the method involves competitively bidding the prime trade contractors, Bernards decided to clarify the process for our clients by referring to this delivery method as Competitive Bid-Multiple Prime™. 

Defining this distinction was so important to us that we trademarked the term.

Many of our clients have determined that this method best met their needs, and Bernards has a rich history in delivering projects via Competitive Bid-Multiple Prime™.

Agency Construction Management

Under the Agency CM arrangement, sometimes referred to as Owner’s Representative, Bernards contracts with our client as their project representative to manage and oversee the construction process.

Some of our Agency CM engagements also include managing the Design Team and the Design-Build process.

Agency Construction Management (cont)

Our clients hold the contracts and we manage either a General Contractor or Multiple Prime Contractors and, if included, the Design Team.

Construction and Program Management at Risk – CMAR / PMAR

As Construction Manager at Risk (CMAR) or Program Manager at Risk (PMAR), Bernards leverages our technical skills, experience, and competitive focus as a builder, with our extensive expertise as Construction and Program Managers.

The result is a well balanced approach that enables Bernards’ to accurately determine construction costs early in design – a cornerstone of our CMAR or PMAR services .

Integrated Project Delivery™ (IPD)

Integrated Project Delivery™ (IPD) aligns the client’s design and construction interests through a team-based approach. The architectural & engineering (A&E) and construction team collaborate from the onset of a project to achieve excellence and efficiency. More

Vital, early sharing of knowledge is supported by sophisticated Virtual Design and Construction (VDC) and Building Information Modeling (BIM) technology, providing a tangible advantage to the entire project team.

Bernards routinely works under an IPD approach, including a $1 billion+ renovation and expansion of a Southern California theme park and entertainment destination.

Lease-Leaseback

Bernards offers our clients substantial expertise delivering projects with the Lease-Leaseback delivery method.

We most often provide lease-leaseback services for our California public school district clients under Education Code Section 17406.

This form of delivery alleviates the conflicts that often arise from the low bid procurement method, reduces the district’s exposure to cost overruns and results in a shorter overall project delivery.
